1. Explain the reason for the visit

Give the inspector a timeline and a map of the concern, including areas that have not been accessible.

List the first finding, latest finding, and locations.
Provide photos of evidence before it was moved, if available.
Note prior inspections or treatments and provide records you actually have.
List inaccessible areas; do not enter a crawlspace or attic solely to complete this sheet.

2. Ask how the conclusion was reached

A useful report distinguishes an identified pest from damage or signs that still need explanation.

Ask what evidence supports the identification and whether a lookalike was considered.
Ask what supports current activity versus old evidence.
Ask what could not be inspected and what that limits.
Ask for the findings and recommended next steps in writing.

3. Compare proposals consistently

Compare the scope and follow-up as well as the quoted amount.

Verify the company’s relevant license through the state regulator.
Ask what work is included, excluded, and covered by any guarantee.
Request preparation, re-entry, and follow-up instructions for proposed treatment.
Ask what nonchemical prevention or repair work is recommended and who performs it.
